This is going to be the biggest project of all, and I really have no idea what it will cost to correct. The retaining wall began to fail shortly after it was built. The original builder made a few attempts to patch it up, but it's a disaster. We did repair the wall behind the pool in 2013, but the wall running from the back yard to the street, and even the one around the shop, is leaning and looks awful. Not sure if we can use any of the existing material or would need to get new rock.

We met with a foundation specialist to see what it would take to straighten this wall out. Should be hearing back from him soon. The quote is $19,000 and should be pretty stout. They are also going to do some touch up on existing shop walls. Should be able to start end of March.
