The fireplace needs some tune-up. The back wall has been replaced at least three times and the most recent was 2019. It cracks and could be a fire hazard. After several calls trying to find a replacement, as luck would have it, I have ended up with two. Here's the status on the fireplace:

• The back panel was installed by a professional who was kind enough to put the side panels back into place as well
• Mesquite Plumbing installed a new gas pipe
• I got a new grate
• In November, I purchased about a cord and a half of wood.

Everything works real good now and it came in handy when we had the cold weather in February as the power was out for a few days. We came in right at $1,000 including the firewood for the season + I have a spare back wall.

The ductwork in the attic is almost completely deteriorated. This outside unit was manufactured in 2005 and we bought it used in about 2009. The attic unit is the original unit that came with the house in 1989 so it is about 30 years old. I got this estimate from Jenkins Heating and Air on 9/29/2020 and told them to go ahead and replace it all. Oct. 7, 2020 it has been completely replaced including the ductwork.

We have contacted an interior designer to give us some direction on how to open up the living room, make it more spacious and attractive and still feel very comfortable in the way that we like to use it.

All the tile in the bathtub needs to be ripped out and replaced

This project grew considerably and we were able to come out with a really nice bathroom. Instead of just replacing the tile, we completely remodeled the bath area, converting it into a shower with amazing new ceramic tile and shower door. This will get a lot of use.



Total cost was $6,728.00 which was way more than I wanted to spend, but it looks great and an upgrade to the guest bathroom is one of the best things to remodel in the house. At least we felt that way.
